Most of the houses in our "Buying a house on Mallorca" category, are connected (not detached) houses in residential complexes, or residences with only a small amount of land, namely semi-detached houses, terraced houses or modern townhouses. These houses are usually designed for holiday homes and have a small, low-maintenance garden, inviting terraces and are usually two-storey with living and dining room, kitchen, guest toilet on the ground floor and two to three bedrooms with bathrooms on the upper floor. Sometimes these houses also have their own small pool, garage or carport, but mostly they have generous communal facilities with garden, terraces a large communal pool and other facilities for leisure and sports, as well as an underground garage or parking spaces on the property.
In the large villages or towns of Mallorca there are the “so-called” townhouses. They also have a terraced house structure, but they are usually located directly along the street and have no communal facilities. They are often built to enable living and working in one house. Therefore, there was often a shop or workshop on the ground floor; and the owner and his family lived on the upper floor. Some townhouses, can also have several apartments. In Palma, near the Almudaina Castle and the Cathedral, there are also small city palaces (Palacetes), which were used by noble families who usually also had a large estate in the countryside. Finally, in the category "Buying a house on Mallorca" you can also find modern apartment buildings, which are very interesting for foreign investors due to the high rental income.

Buy a house in five steps
To buy a Mallorcan property, is especially in times of low interest rates, a sensible investment. For years, property prices on the island have been rising by an average of 2-3% - this is always better than a savings account.
Step 1 - The choice of the real estate agency!
Not an easy task. In Mallorca there are real estate agencies “like sand by the sea.” Unfortunately, there are also many companies that simply lack the necessary expertise! Especially with regard to contracts and legal affairs, there are some pitfalls that can quickly turn the dream of owning your own house on Mallorca, into a nightmare. With Minkner & Bonitz you are in safe hands in all matters.
Step 2 – Specifics on your dream property!
More information on your idea of which property you actually want, in which region of Mallorca, the greater the chances of finding it quickly. Your real estate agent can create a profile and you will be informed immediately as soon as a new property comes onto the market that matches your criteria.
Step 3 - What should, or may your dream property cost?
Protect yourself from offers that are unrealistic in any way and reveal your price expectations to your broker. Always allow for about 10 percent for the "additional purchase costs". Notary, land transfer tax, etc. make up about 1 tenth of the purchase price.
Step 4 - Viewing
Go on viewings - some properties may not deliver what the photos in the exposés promise and vice versa. The personal inspection of a property is an exciting and emotional topic. An old rule: If you are already decorating the rooms in your mind during the viewing, then you are on the right track.
Step 5 - The purchase decision
For example, if you have two properties in the final selection, you have to make a decision. Beware of excessive emotions and always keep the numbers in mind. After all, you do not want to regret anything later.
A small tip: In order to "test" whether life on Mallorca really corresponds to your own expectations, it can be a good idea to try a long-term rental.
