Mallorca has 53 municipalities, in the village centre there is usually a church, Town Hall, and sometimes a market square. The majority of the time the Municipality has the same name as the main village, some of which have already become a small town. This is the reason why you hear the term “townhouses. “
Most of the villages began as "street villages", i.e. as small developments to the right and left of the road. The street villages usually have a row of terraced of houses (terraced housing structure), where the village house or town house directly adjoins the road. At the back of the property there was usually a large patio with an adjoining allotment, where often there was access to the fields behind. The denser the development of the new streets running parallel to the road became, the more the fields and gardens behind the Mallorcan village houses disappeared. Today, most of these properties only have a relatively small plot of land with a patio or a small garden.

The typical village house in Mallorca is usually a two-storey property and comprises of a living space per floor between 120 m² and 200 m². On the ground floor there is usually the living and dining room area as well as a kitchen. On the upper floor there are usually two or three bedrooms and the bathrooms, occasionally also a terrace facing the garden. The plots usually have between 200 m² and 300 m² (patio, small terrace, garden). The houses are usually 100 years old, sometimes even older, and if they have not been thoroughly renovated in recent years, you may be in for some surprises when renovating or refurbishing the property.
